Most of the Minneapolis housing we work on was built between roughly 1900 and 1940. That means steep pitches, cut-up rooflines with multiple dormers and valleys, real masonry chimneys, and a lot of stucco, often paired with wood siding on upper gables. Detached garages off the alley are close to universal and are frequently in worse shape than the house because they are out of sight. Lots are narrow, homes sit close together, and there is rarely a convenient place to put a dumpster. All of that changes the logistics of a tear-off compared with an Andover two-storey on a half-acre lot.

Steep pitches and multiple layers
Century-old Minneapolis roofs are steep enough to need extra staging and fall protection, and many carry two layers already. That combination means a proper job here costs more than the same square footage in the suburbs, and a quote that looks unusually cheap is usually planning a layover or skipping safety setup.
Dormers, valleys and sidewall transitions
The character that makes these homes attractive is also what leaks. Dormer cheeks, valley intersections and the junctions where a roof plane dies into a stucco wall need step and kick-out flashing done correctly. On stucco especially, a missing kick-out flashing sends water straight behind the wall where you will not see it until there is real damage.
Alley access, tight lots and neighbours
There is often nowhere to park a dumpster except the alley or the street, and the next house may be fifteen feet away. Protecting the neighbouring property, sequencing deliveries and doing a genuinely thorough magnet sweep matter more here than anywhere else we work. It is worth asking any contractor how they plan to stage the job before they start.
Detached garages that get forgotten
The garage off the alley is usually older, smaller and further gone than the house. Doing it at the same time as the main roof is far cheaper per square than a separate mobilisation later, and it is the single most common thing we get asked to add once we are already on site.
