    Coon Rapids is one of the largest north-metro suburbs, with a big stock of 1970s–1990s homes—many now on their second or third roof and original siding.     Coon Rapids is an older suburb than its neighbours, and it shows on the exteriors. The bulk of the city was built out between the 1960s and the 1980s, which means most homes are now on their second or third roof and a good number still wear their original siding. Once a wall has enough damage, full replacement in LP SmartSide or fibre cement costs less than chasing panels and looks like a different house.

    Second and third layers of shingles

    Older Coon Rapids roofs frequently carry a layover from a previous replacement. Minnesota code caps you at two layers, so a third means a full tear-off, and the added weight and trapped heat shorten the life of whatever goes on top. We check layer count during the inspection because it changes both the price and the plan.
